Average Wall Retexturing Costs in San Diego

Wall retexturing in the San Diego market typically costs between $2.00 and $6.00 per square foot of wall surface, depending on the type of texture being applied and whether the existing texture needs to be removed first.


For a standard 10x12 bedroom with 8-foot ceilings (approximately 350 square feet of wall surface), expect to pay between $700 and $2,100 for retexturing. A whole-home retexture of a 1,500 square foot house — covering living areas, bedrooms, and hallways — typically runs $5,000 to $15,000 depending on the scope and finish chosen.


Pricing by Texture Type

Different textures require different application techniques, materials, and labor time. Here is how the common options break down:


Knockdown texture is the most popular choice in North County. A hopper gun sprays joint compound onto the wall, then a wide knife knocks the peaks down to create a mottled, flat-topped pattern. Knockdown runs $2.00 to $3.50 per square foot and strikes a balance between visual interest and ease of maintenance.


Orange peel texture mimics the surface of citrus skin with small, rounded bumps. It is applied with a spray gun at higher pressure than knockdown and left unflattened. Orange peel costs $1.50 to $3.00 per square foot — slightly less than knockdown because there is no knock-down step.


Skip trowel creates an organic, hand-applied look with irregular arcs and ridges. Because it is applied manually with a curved knife rather than sprayed, skip trowel is the most labor-intensive option and costs $3.00 to $5.00 per square foot.


Smooth skim coat is the finish driving most retexturing projects right now. Converting textured walls to a completely smooth surface requires applying two to four thin layers of joint compound over the existing texture, sanding between coats, and priming. Smooth skim coating costs $3.50 to $6.00 per square foot — the highest of the common options because of the multiple passes and sanding precision required to achieve a flawless result.


Texture Removal vs. Texture Over

One of the first decisions in a retexturing project is whether to remove the existing texture or apply the new texture over it.

Removing existing texture involves scraping, sanding, or skimming over the old surface to create a clean substrate. This adds $1.00 to $2.50 per square foot to the project but produces a better final result, particularly when converting from heavy texture to smooth. If the old texture was painted with multiple coats over the years, it becomes harder to remove and requires more aggressive approaches.


Applying new texture directly over old texture works in some situations — particularly when transitioning from a lighter texture to a heavier one. Going from heavy orange peel to smooth by simply skim-coating over the top is possible but requires more compound and more passes, which is reflected in the smooth skim coat pricing above.


Factors That Affect Your Price

Wall Condition

Walls with drywall damage, water stains, previous patch jobs, or significant cracks need repair before retexturing. Drywall patching and joint compound repair adds labor and materials that are usually quoted as a line item separate from the retexturing itself.


Room Configuration

Rooms with lots of corners, windows, doors, and closet openings require more masking, more detail work, and more time per square foot than open wall runs. Hallways are particularly labor-intensive relative to their square footage because of the narrow working space and multiple doorway openings.


Ceiling Inclusion

Ceilings are frequently retextured alongside walls, particularly in homes undergoing popcorn ceiling removal. If both ceilings and walls are being done, the combined project creates efficiency for the contractor and typically results in better per-square-foot pricing than doing each separately.

Retexturing is not a finished product by itself. New texture needs to be primed and painted to achieve the final look.
