Flat vs. Eggshell vs. Satin vs. Semi-Gloss Paint Finishes: The Right Sheen for Every Room in Your San Diego Home

Where It Fails

Flat paint is not washable in any practical sense. Wiping a flat-painted wall with a damp cloth leaves visible burnish marks — shiny patches where the matte surface has been disrupted. In kitchens, bathrooms, kids' rooms, hallways, and any high-traffic area, flat paint becomes a maintenance headache within months.

Sherwin-Williams Emerald Flat and Benjamin Moore Regal Select Flat represent the current best in the category. Both are significantly more stain-resistant than flat paints from a decade ago, but they still cannot match higher sheens for washability.


Eggshell

What It Is

Eggshell has a slight sheen — roughly 10 to 25 percent reflectivity. The name describes the appearance accurately: it looks like the surface of an egg. It sits between flat and satin on the sheen spectrum and represents the most popular interior wall finish in San Diego homes by a wide margin.


Where It Works

Eggshell is the versatile default. Living rooms, family rooms, bedrooms, home offices, and dining rooms all perform well with eggshell. It hides minor wall imperfections almost as well as flat while offering significantly better washability. Where It Falls Short

Satin

Satin is the workhorse finish for high-traffic, high-moisture, and high-abuse areas. Kitchens, bathrooms, laundry rooms, hallways, kids' bedrooms, playrooms, and mudrooms all benefit from satin's superior washability. You can scrub satin-painted walls with a mild cleaning solution and a soft sponge to remove grease, crayons, and food splatters without damaging the finish.


Where to Be Careful

Satin's higher reflectivity means it shows wall imperfections more clearly than flat or eggshell. Walls with uneven texture, poor drywall finishing, or patched areas may need additional preparation — possibly wall retexturing or skim coating — before satin paint goes on. The finish amplifies what is underneath.


Semi-Gloss

What It Is

Semi-gloss has a pronounced shine — roughly 40 to 70 percent reflectivity. It is the most durable and washable standard interior paint finish.


Where It Works

Semi-gloss is primarily a trim, door, baseboard, and molding finish. It creates a clean, defined contrast against eggshell or satin walls and holds up to constant touching, bumping, and cleaning. Bathroom walls in smaller bathrooms with showers (not just half-baths) also benefit from semi-gloss because of its moisture resistance.


Cabinet painting typically uses semi-gloss or satin finishes for maximum durability in the kitchen environment.
